Property and regeneration specialist Hargreaves Land has completed a land sale in South Wales to a business group with operations spanning demolition, recycling, remediation, civil engineering and rail.
Prichard Holdings has purchased the former Maxibrite site at Mwyndy Industrial Estate in Pontyclun which extends to 15.2 acres (6.15 hectares).
The land had been surplus to Hargreaves Land’s requirements since Maxibrite ceased operations in 2023. It was brought to market in November 2025 by sole agent JLL and was placed under offer before the end of the year, with the transaction completing in May 2026.
Prichard Holdings, which is headquartered at Llantrisant Business Park less than a mile from the site, acquired the freehold as owner occupier. Founded in 1995 by Managing Director Tom Prichard, the group has grown to become one of Wales’ largest privately-owned multidisciplinary businesses, employing more than 350 people.
According to JLL, the marketing process generated significant interest from both owner occupiers and developer investors, with the sale secured following a competitive bid process.
Kate Openshaw, Associate — Industrial & Logistics at JLL, said: “Freehold sites of this scale rarely come to market in South Wales, which drove the exceptional level of interest we received. The competitive process and levels of interest received are reflective of current market sentiment with interest from both owner occupiers and developer investors. We’re pleased to have secured an excellent result for Hargreaves Land while finding the right buyer in Prichard Holdings.”
Brady Harrison, Development Surveyor at Hargreaves Land, added: “This was a site that had been surplus to our requirements for some time and we were pleased with both the level and quality of interest it attracted. We’re delighted that the site has found an owner occupier who is already well established in the local area.”
The Mwyndy Industrial Estate site benefits from direct access to the A4119, with Junction 34 of the M4 motorway less than 1.5 miles away, providing strong connectivity east and west along the M4 corridor.
