A vision for the North of England

A joint venture between Hargreaves Land and Waystone Developments, Unity is not only an award-winning development covering over 650 acres, but it is also one of the largest regeneration projects of its’ kind in the UK.

Over a 20-year period, this flagship mixed-use project is delivering a scheme of national importance, creating over 2 million square feet of prime employment space alongside a major new residential neighbourhood for thousands of families.

The development of Unity places a focus on community.  Masterplanned into five distinct zones which will together provide 3,100 new homes, a district centre, primary school, marina, and transport hub, alongside 200 acres of planned open spaces; community is right at Unity’s heart.

Unity is an ambitious project with a strong vision to revitalise this under-invested area to provide homes and employment opportunities for generations to come.  A vision to bring over 7,000 new jobs to the Yorkshire region, transforming one of the most disadvantaged areas in the country, creating a new community that promotes health, wellbeing, and social inclusion.

Unlocking value in challenging areas.

Development to date

Outline planning consent across the whole site was secured in 2017. Unity’s ability to match fund enabled the public-sector funding for the new “Unity Way” Link Road to be secured, which opened in 2020. This 2.4km route provided direct access to the motorway network from Junction 5 of the M18.

Primary infrastructure is well advanced across Unity’s development zones, and the scheme is now delivering visibly on the ground:

• Home Bargains regional distribution centre. TJ Morris’s new 800,000 sq ft regional distribution centre is on programme, with external works due for completion in Q4 2026 ahead of internal fit-out. Opening is expected around 18 months later, creating up to 1,000 new jobs. A live Home Bargains store and staff training centre is also under construction, due to open in time for the Christmas 2026 trading period.
• Amenities in place. McDonald’s opened in November 2025 and Starbucks in June 2026, both are trading well and recruiting locally.
• New employment infrastructure. The £1.5m Unity Park Enabling Employment Road in Stainforth completed in December 2025, supported by the Government-funded Stainforth Town Deal and delivered with City of Doncaster Council to accelerate employment uses on the Unity Park zone.
• Homes moving forward. Progress is being made in marketing residential development opportunities and it is anticipated that housing delivery will commence at Unity Living in 2027.

Unity is a 50:50 joint venture partnership with Waystone Developments, a leading construction and development specialist who have been involved in the project for over 10 years.
