A vision for the North of England

A joint venture between Hargreaves Land and Waystone Developments, Unity is not only an award-winning development covering over 650 acres, but it is also one of the largest regeneration projects of its’ kind in the UK.

Over a 20-year period, this flagship mixed-use project is delivering a scheme of national importance, creating over 2 million square feet of prime employment space alongside a major new residential neighbourhood for thousands of families.

The development of Unity places a focus on community.  Masterplanned into five distinct zones which will together provide 3,100 new homes, a district centre, primary school, marina, and transport hub, alongside 200 acres of planned open spaces; community is right at Unity’s heart.

Unity is an ambitious project with a strong vision to revitalise this under-invested area to provide homes and employment opportunities for generations to come.  A vision to bring over 7,000 new jobs to the Yorkshire region, transforming one of the most disadvantaged areas in the country, creating a new community that promotes health, wellbeing, and social inclusion.

Unlocking value in challenging areas.

Development to date

Outline planning consent across all 650-acres was secured in 2017.  Unity’s ability to match fund enabled the public-sector funding for the new “Unity Way” Link Road to be secured, which opened in 2020.  This 2.4km route provided direct access to the motorway network from Junction 5 of the M18.

The delivery of primary infrastructure across Unity’s various development zones is well advanced.  Already a significant investment has been secured to develop an 800,000 ft2 regional distribution and training centre for a major national retailer on 79 acres.

Contracts have also been exchanged to deliver 36.5 acres of serviced residential plots for the first two residential sites, delivering hundreds of homes by Bellway and Harron Homes.

Unity is a 50:50 joint venture partnership with Waystone Developments, a leading construction and development specialist who have been involved in the project for over 10 years.
