Lincolnshire Lakes

Occupying a prominent gateway site on the outskirts of Scunthorpe, the Lincolnshire Lakes development will see the creation of new homes and a high-quality business park, supported by a new primary school and a range of community infrastructure and amenities, creating a new sustainable community.

Hargreaves Land is working with Andrew Foster and Nathan Pask of Watling Real Estate, appointed as Receivers for the previous landowner, Lincolnshire Lakes Land Limited.  The site forms part of the Lincolnshire Lakes Area Action Plan (AAP) and once complete, will deliver c.3,000 of the new homes allocated within the AAP with the overall Lincolnshire Lakes allocation resulting in over 6,000 homes built within this new community.  In addition, a new employment park, Forge Point, will be delivered, providing a range of employment space to local, regional and national occupiers, as well as investors.

As master developer, Hargreaves Land is providing serviced plots to housebuilders, whilst design and build opportunities and plot sales will be available across Forge Point.

The first planning application for the site was submitted in February 2025. A hybrid planning application, this will see Hargreaves Land deliver the first serviced plots to housebuilders to deliver up to 550 homes, which will be supported by a local centre and extensive public open space.
