Occupying a prominent gateway site on the outskirts of Scunthorpe, the Lincolnshire Lakes development will see the creation of new homes, a high quality business park and office accommodation. It will also incorporate opportunities for tourism, leisure, recreation and sport.

Hargreaves Land is working with receivers Watling Real Estate to bring the site forward after the previous landowners went into liquidation. A planning application was submitted in February 2025 for the development of up to 550 dwellings plus a local centre.
The site forms part of the Lincolnshire Lakes Area Action Plan (AAP) which once complete, will deliver c.3,000 of the new homes allocated within the AAP (overall allocation is over 6,000). The area we control also includes for the Strategic Mixed-Use Area which will be a 65 acre employment area.
